We reserve the right to adjust the rates for low, medium and high rental periods.

• A 25% deposit is due at time of booking - Balance is due and payable 45 days prior to arrival.

• We take Visa, Mastercard, cash or direct bank transfer.

• Your balance is automatically processed on your credit card 45 days prior to arrival.

• Cancellation within 45 days of arrival will forfeit full amount unless booking is replaced or re-booked on another date.

• All refunds are subject to CDN$50.00 service charge plus credit card merchant fees.

• We require a credit card and signature by the cardholder at time of booking in the amount of $1000 -$2000 depending on the number of guests. Any charges incurred arising from property damage, missing inventory, excessive cleaning or noise or smoking will be paid by the guest. If the charges are greater than the deposit taken the guest will pay the difference which would be deducted from the credit card provided.

• Respect for the property and the neighbours is greatly appreciated.

• Check in begins at 4pm.

• Check Out is at 10am.

• Late Check-Out must be pre-arranged at least 1 week prior to arrival.

• Late Check-Out not pre-arranged could be subject to the following charges:
  - 10AM - Noon: $100 charged.
  - After 12 Noon: One(1) night rate charged.

• Unreturned keys, garage door openers $100 charge per item, bus passes new and used $20 per item.

• Townhome is professionally cleaned prior to your arrival.

• Townhome is self contained & will be stocked with towels & linens.

• A mid-stay clean is included for holidays more than seven nights.

• Additional housekeeping can be arranged for a nominal fee. Please arrange at least 45 days prior to arrival.

• We appreciate how important your pets are, however, we are unable to accommodate pets.

• No smoking inside the Condo.

• We require at least one guest in the unit to be over 25 years old.

• Each reservation is confirmed with a specified number of guests. We require prior notification of any increase in size of your party, which is not to exceed the maximum.

• We reserve the right to refuse or interrupt service to any customer due to excessive noise or property abuse. Please be considerate and observe quiet time of 11 p.m. to 8 a.m..

• The booking guest and all members of the said guest's party (the "Guests") agree to conform to all notices, rules and instructions in and about the home. Guests are responsible for their own conduct and that of any invitees. We (the "Property Owner") reserve the right, in its sole discretion, to refuse or interrupt occupancy in the event of any non-fulfillment or breach of rental conditions. We (the "Property Owner") shall not be held liable for any losses, claims, damages, costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or not arising by the negligence of the property owner , and the Guests hereby waive any and all such liability.
